Golden Coast Rentals LLC Rental Agreement

 

(tenant) agrees to rent through GoldenCoastRentals upon the following terms and conditions:

 

Reservation & Payment Terms

  1. Reservation Confirmation:
    Reservations are not secured until:
    • A non-refundable down payment (typically $1,000) is received.
    • This rental agreement is signed.
      Failure to provide the signed agreement will result in forfeiture of the reservation.
  2. Final Payment:
    • Due 60 days before arrival.
    • Must be paid via check or bank transfer to avoid a 3% credit card fee.
    • Credit card payments are subject to a 3% surcharge.
  3. Cancellation Policy:
    • Payments are non-refundable. Travel insurance is highly recommended.
    • Any refund for cancellations less than 60 days prior to arrival is at the sole discretion of Golden Coast Rentals LLC.

Rental Term

  • Check-in: 4:00 PM on the agreed-upon date.
  • Check-out: 10:00 AM on the agreed-upon date.
  • Early check-ins or late check-outs will result in a charge of $200 per hour, billed in one-hour increments.

 

Occupancy & Use

  1. Maximum Occupancy:
    • The property’s maximum occupancy must be strictly adhered to, including minors.
    • No parties, events, or gatherings exceeding the maximum occupancy are allowed.
    • Violations result in a fee of $200 per extra person per day and possible immediate eviction without refund.
  2. No Smoking:
    Smoking of any substance inside the property is strictly prohibited. Violations will result in forfeiture of the entire security deposit.
  3. Pets:
    • Pets are not allowed unless approved by management.
    • Violations will result in the forfeiture of the entire $1,000 security deposit and immediate eviction without refund.
  4. House Rules:
    Tenants agree to comply with all house rules, including noise ordinances and pool/spa use restrictions.

Payment & Fees

  1. Accepted Payment Methods:
    Payments must be made via personal check, certified check, e-check, or wire transfer. Post-dated checks will not be accepted.
  2. Non-Refundable Reservation Fee:
    • Down payments are non-refundable under any circumstance.
    • If the property becomes unavailable for any reason, Golden Coast Rentals LLC will attempt to offer a replacement. If no suitable alternative is found, a full refund will be issued.

 

Community Amenities

  1. Amenities such as pools, gyms, elevators, or other common areas may be temporarily unavailable due to maintenance.
  2. Golden Coast Rentals LLC is not responsible for outages or unavailability of amenities and will not offer discounts or refunds as a result.

Pool, Spa, & Hot Tub Rules

  1. Pool Heat:
    • Available November 1 – April 1.
    • Subject to a $200 pool heat fee.
  2. Hot Tub Use:
    • Children under 12 are not allowed in hot tubs.
    • Do not stand on hot tub covers—damage will result in charges.
    • Hot tubs are available from 8 AM to 10 PM daily.
  3. Safety:
    • No lifeguard is on duty; swimming is at your own risk.
    • All fences must remain closed when an adult is not present. Failure to comply may result in immediate eviction.
    • Sand must be rinsed off before entering the pool or spa to prevent damage to the pool pump.

Noise Ordinance

  1. Quiet hours are in effect from 10 PM to 8 AM.
  2. Outdoor activities, including pool/spa use, must cease by 10 PM.
  3. Violations of noise ordinances may result in immediate eviction without refund.

 

 

Maintenance & Cleanliness

  1. The property must be kept in good condition during your stay.
  2. Excessive cleaning will incur a fee of $200 per hour, deducted from the security deposit.
  3. Any damage caused by the tenant, their guests, or invitees will be the tenant’s financial responsibility.

Legal Terms

ATTORNEYS’ AND COLLECTION FEES. In the event that either party hereto is required to institute litigation or some other form of alternative dispute resolution in order to enforce the terms of this Agreement, the prevailing party shall be entitled to recover from the non-prevailing party all reasonable costs and attorney’s fees. In the event that the Tenant has a check(s) refused by the bank for insufficient funds or stop payment, Tenant agrees to pay all fees and cost associated with collection of said item(s). APPLICABLE LAW AND VENUE. This Agreement shall be construed and interpreted in accordance with the laws of the State of Florida. The parties hereto consent to the exclusive jurisdiction of the courts of either Pinellas County, Florida or the Middle District of Florida for any disputes relating to this Agreement. Tenant(s) acknowledge(s) that he/she/they has/have read and agree(s) to the above terms and conditions, and acknowledge(s) receipt of a copy of the house rules.

  1. Indemnification:
    Golden Coast Rentals LLC and the homeowner are not responsible for injury or damage to tenants, guests, or their property.
  2. Entry & Inspection:
    Golden Coast Rentals LLC reserves the right to enter the property for maintenance or inspection at any time.
  3. Falsified Reservations:
    Reservations obtained under false pretenses will result in forfeiture of all payments and denial of occupancy.
  4. Applicable Law:
    This agreement is governed by Florida law. Any disputes will be resolved in Pinellas County or the Middle District of Florida courts.

 

NOTICES. Unless otherwise provided, any notice which either party may give or is required to give, may be given personally by mailing the same, postage prepaid. GoldenCoastRentals LLC reserves the right to terminate any rental agreement at any time. If the rental agreement is cancelled by GoldenCoastRentals LLC or the home owner the tenant will be notified in writing. Notice will be deemed effective five (5) days after mailing, or on personal delivery, or when receipt is acknowledged in writing.

 

WAIVER. Failure of GoldenCoastRentals LLC to enforce any provision of this Agreement will not be deemed a waiver.

House Rules

  • Use common sense and courtesy during your stay.
  • Violations may result in immediate eviction without refund.

Key Rules:

  1. Fences & Gates: Must remain closed at all times.
  2. Roof Access: Climbing on or jumping off the roof is strictly prohibited.
  3. Trash Disposal: Dispose of all waste properly.
  4. Tampering: Do not alter or tamper with utilities, devices, or services provided.

Travel Insurance

Golden Coast Rentals LLC recommends purchasing travel insurance, as all payments are non-refundable.

I have read and agreed to all terms outlined in this agreement. I understand that I am responsible for the actions of all guests listed on this reservation.
